We’ve designed a new development on a previously vacant triangular lot adjacent to the LIRR tracks in Jamaica. Due to the unique shape of the lot, the placement of the building was a critical consideration to ensure adequate front approach clearance for emergency vehicles as required by FDNY regulations. Instead of fighting against the lot’s shape, we embraced it and allowed it to dictate the building’s massing, while incorporating an elaborate roof design to maximize the use of the zoning envelope. The result is a highly functional and visually appealing development that meets the needs of the community.
